My Arizona Market Update
What a crazy past couple of years it’s been in the market…. If you’re anything like the majority of people I talk to you’re probably wondering what the HECK is going on in our real estate market…..
So here is my unboring market update for you….
Write this one down “Time in market is better than timing the market”. This conversation came up when we were chatting with our financial planner the other day and I realized this is true in both stocks and real estate….
Jared and I have bought and sold probably 50 of our own houses over the last 9 years in real estate. The one thing I’ve realized is that every time we tried to time the market it never worked….I remember selling a house we owned right when Covid happened and the day we closed on it we SERIOUSLY celebrated because we thought we had just timed the market for what was going to be a huge downturn….. We were WRONG, and the person we sold that house to sold it for $100,0000 MORE 2 MONTHS LATER….
Ouch right? Not really, because time in the market is better than timing the market! We reinvested that money into our next house and that house rode the wave of increasing values over the last couple of years. When I think back to the last 9 years it’s easy to think…Ugh, I wish I did or didn’t buy “then” but ultimately as long as you hop in the market and plan to stay in it long term you will have wins and losses, and statistically, find wayyyy more WINS!! Great news!!!!
So if you’ve been on the sidelines waiting to buy, or you bought at what you thought was a peak…..don’t fret… If you think you sold a year too early or a year too late….don’t fret….

My Pulse on the Market today - It feels like we’re entering back into a strong seller's market despite rates being higher than we were used to over the last couple of years…. We’ve been enjoying the balanced feel of real estate again and appreciate the doors it’s opened for some of our people on the sidelines. We’ve had a ton of contingent buyers/sellers get offers accepted which has been nice for anyone looking to upsize, downsize, or relocate.
